Cabinet clears relaxations for Junta House, St Inez redevelopment projects

The State Cabinet on Tuesday approved a set of project-specific relaxations for the redevelopment of Junta House in Panaji and Government Quarters at St Inez to facilitate implementation of the government projects and improve their financial viability.

As part of the decision, the Cabinet approved relaxation in the prescribed stilt floor height norms for Junta House, permitting a stilt height of 6.60 metres against the permitted 2.85 metres to accommodate a three-level puzzle parking system. The move comes as the proposed building height was exceeding the permissible limit of 40 metres due to parking requirements.

The Cabinet also granted relaxation in the minimum open area requirement for Junta House, allowing deviation from the mandatory provision of a single contiguous open space of 500 sq m, citing plot constraints.

For the proposed redevelopment of Government Quarters at St Inez (Plot 1 and Plot 2), the Cabinet approved relaxation in building height up to 40 metres, from the currently permissible 28 metres.

Further, it approved commercial use beyond the existing cap of 50 per cent covered area on the ground floor for the St Inez project, stating that the relaxation was necessary to optimise land use and maintain financial viability.

The Cabinet note stated that the relaxations are project-specific and aimed at ensuring optimal land utilisation without compromising overall planning objectives. Both the projects are being redeveloped by the National Building Construction Corporation (NBCC) (India) Ltd, with whom the government has already signed an MoU.
